Come home to the heart of Richmond's Downtown Central Business District at American Heritage. Our vibrant neighborhood gives you easy access to Manchester, Shockoe Bottom, The Fan, and Scott's Addition. Our proximity to Broad Street, Main Street,... I-95 and I-64 facilitates pavement pounders and commuters alike. Walk to the Virginia State Capitol, Costar, Dominion Energy, or concert venues. Plus, arrive at VCU Medical and VCU Main Campus by car in minutes. You don't have to trade charm for convenience. Enjoy both at American Heritage Apartments.
I lived in apartment 7D from August 2024 to September 2025, and my experience was incredibly disappointing. The first thing I noticed when moving in was mold all over the laundry room, caused by poor ventilation that traps moisture every time the dryer runs. There were also stains on the wood floors and musty odors that lingered even after a so-called “deep clean” by maintenance.
The elevator situation was a nightmare. There are three elevators in the building. The first elevator, which was the only one initially working, was planned to be converted into a service-only elevator. The other two were supposed to be fixed up for resident use, but repairs didn’t even start until the old elevator finally broke down—leaving the entire building with no working elevators for about a month. Eventually, only one of the two new elevators was repaired, but it was smaller than the original and frequently broke down as well, making daily life and moving out extremely difficult. During that time, I regularly had to carry groceries up seven flights of stairs, and I even saw residents physically carry a handicapped neighbor down because there was simply no other way out.
To make matters worse, there’s no dedicated parking for the building. I often had to park six blocks away, which was incredibly inconvenient—especially in bad weather or when carrying items to and from the apartment.
This building is poorly maintained, badly managed, and unnecessarily difficult to live in. Between the mold, unreliable elevators, and parking headaches, I would not recommend this place to anyone.

Horrible, unorganized and DANGEROUS property.
I guess all the other reviews were from long ago because the accuracy of the reviews in the past do not match in the present. Do not live here unless you don’t care about your own safety. There are drugs that flow in and out of this building. There was a SHOOTING here not too long ago (blood on lobby floor and all throughout elevator that wasn’t cleaned up by management for a whole day). There are no amenities other than a depressing gym in the basement that has workout machines from the 90s. Management has changed a lot over the past year of me living here and it’s just so unorganized. Overall very disappointing. Will not be renewing obviously.

Dissapointing
The only amenity that this apartment building offers for myself is a 7 minute walk to MCV. The older positive reviews must be from when they were operated by a different management company. I have been very disappointed by this management as it's kind of been all over the place since I've moved in August 2021. Since then, the management has changed twice (says a lot already). The apartment wasn't even ready on the day of move in. They were literally renovating my apartment as I was moving in. They were really low on staff and only had 1 guy working for 50+ apartments (still does).
There is no parking that they offer. Be prepared to spend $100-$180 more a month to park your car 3+ blocks away from the apartment. There is also a 7-11 right below the building which is although convenient, it does attract homeless/beggars very often. Although tenants have complained about this, they haven't done anything about it.
It's an old building. There is only one working elevator (that has broken down many times leaving people that live on the top floors to walk 8+ flights of stairs).
Overall a disappointing experience. Although the proximity to MCV is helpful, I probably won't be renewing.

American heritage
American heritage is a quiet building. Parking is not the greatest but the location is awesome. Walking distance from a lot of restaurants and bars. Not far at all from VCU and state Capitol.
