Apartment Description
Scotts Addition is Richmonds fastest growing neighborhood. Residents of The Summit enjoy the perks of high-end living, all within walking distance of the areas best shops, eateries, and entertainment venues. Life at The Summit provides the feeling of an urban edge, delivered with a luxury attitude.
Could not more strongly recommend AVOIDING the Summit. While the building is fine, and the people on site are nice enough, the parent company Gates Hudson is terrible. I lived at the summit from 5/2022-8/2023 and over the course was repeatedly overcharged. The accounting team was unresponsive and inattentive, and repeatedly butchered my financial ledger. Aside from the stress and frustration of attempting to contact the offices of gates Hudson (often to be ignored or told emptily “it’s being worked on”), this has caused me real life issues outside of my tenancy. I am now unable to get approved for future living situations because of gates Hudson’s financial negligence. Save yourself the legal fees, and live elsewhere.

The Summit
The turnover in the leasing office is terrible. Within the 2 leases I have signed here, there have been 4 property managers. Most of the amenities are kept up and clean, but the dog run is awful. It is not maintained and the mulch is never replaced. Owners also do not pick up their dogs’ poop and trash is everywhere. During summer months at the pool, you have to race to the pool deck to get a lounge chair before they are all taken by noon. Others are left to use the other furniture or place their towels on the concrete. Lately, the halls have been smelling like old, rundown hotels because of how much smoke is in them. My guests used to comment on how nice the building smelled and now they always comment on the smoke. Overall, I think this property can improve a lot if management was consistent. The noise, cost of rent, and parking will likely deter me from renewing my lease. I think there are better living options with more community within Scott’s Addition.

Terrible Management and Communication
No one here knows how to communicate in a timely manner. Up charged my rent by over $1000 with less than 30 days notice.

There is nothing luxury about living at the Summit in Scott’s Addition
There is nothing luxury about living at the Summit in Scott’s Addition. If you rent a unit above the 3rd floor, the floors are paper thin (basically a sheet of plywood). You will hear your neighbors every step, music, and conversations. The summit management will not do anything to remedy this by requiring those individuals to put down rugs to absorb the sounds from the extremely cheap construction. Beware that end units with floor to ceiling windows have no insulation and will heat up to above 80 degrees on a sunny day even with the AC at 66 degrees and shades down. Dogs are a huge issue with this complex. Due to the extremely thin walls a dog barking will echo several floors up or down through your unit. The management of the summit will not do anything to remedy excessive dog barking; it’s apparently “hard to prove” even with recordings. Fixtures at the summit are extremely cheap (I had my bedroom roller shade fall from the ceiling on my head). If you are unfortunate to live above the 3rd floor, the tenants above you will cause your ceiling fan and light fixtures to shake just by walking; if they have a large dog that runs and plays this will be significantly worse. The building is extremely cheap - I would warn anyone who is looking to rent at the summit to look at other places. The $$$ rent is not worth the issues you will encounter by living here. If you value neighborly respect, quality and sleep do not live here!!
