I like it here, mgmt is good, maintenance is good, the buildings are generally pretty quiet. Its a really convenient location. Paid parking is available but street parking is generally not an issue.

Everything needs upgrading, especially the bathrooms. Maintenance only does quick fixes that seemingly “save money” for the management company, but NEED to do better repairs that last instead. What are we paying for other than living in a place that falls apart all the time?

Good location, great view from the 3rd floor, this corner of Robinson and Grace are INCREDIBLY loud and noisy with very little sound suppression inside, and the "valet" trash service is one of the worst trash rules/systems that I've ever encountered in a rental building. It is absolutely disgusting that trash is encouraged to buildup in the stairs, it smells so bad, attracts all kinds of bugs (particularly flies), and we have no other option to properly and hygienically dispose of our own trash... and recycling.

Living here for the first couple weeks has been great! The leasing staff is super helpful and responsive. We had our toilet fixed the day after our maintenance request!
