I love living at Shiplock Views. A nice apartment and a GREAT location ... near the Virginia Capital Trail for running or biking ... close to grocery stores and restaurants. Overall, I've had a positive experience and would recommend it to friends.

The location is pretty good due to its proximity to Church Hill and the Capital Trail. However, the maintenance is very poor, garbage left out in the hallways, and tenants use the elevators as trash cans, and toilets for their pets. One elevator is almost guaranteed to be down at any point in time. The fourth floor entryway always smells of urine as pets use the knee wall to go to the bathroom. Always guaranteed entertainment with the domestic disputes you can hear through the walls down the hallway. The halls typically smell of weed and cigarette smoke, and despite the building being non-smoking, people do it anyway with no enforcement of the rules.

We take concerns regarding cleanliness, maintenance, and resident conduct very seriously. However, I do want to note that management conducts regular morning walkthroughs of the community, and our cleaning team is onsite daily addressing common areas. We also enforce a non-smoking policy and respond to reported violations as they are brought to our attention.
That said, we are not currently able to locate any resident or source tied to this specific feedback, and there is no identifying information included. To properly investigate and address the concerns you’ve mentioned—such as hallway conditions, elevator issues, and reported disturbances—we would need additional details (building, date/time of observation, or any identifying reference).
