Great place to live!
Quiet, homey, and nice neighbors. Spacious apartments with their own washers and dryers. Building is clean and maintenance came at a reasonable time.

Be in the middle of... campus with all the amenities of off-campus housing. All utilities are included.
Our apartments have windows and lots of natural light, spacious layouts, and a full-sized washer and dryer in every unit. I really like the location and the closeness to campus. I also believe that it is a very cost-effective place to live and the responsiveness of staff is impeccable.

**Management has changed in the past couple of years I've been here, so any questionable reviews you might see from the past, well, take them with a grain of salt! The guy that owns the building was basically using a company to manage it and then when him and his family realized the company was doing a mid job, decided to do it themselves and hired their own property manager (who is very nice btw). Living here is very nice, all utilities are included (electric up to a certain allowance, I've never had to pay more than like 50 extra and I use a lot). All units come with washer/dryer, some are full size including mine. Maintenance is on site and management/maintenance are very responsive. They are understanding of aging/wear of appliances, so they won't try to make you pay for a repair (unless you purposefully broke it I guess).the owner and management try to do one upgrade a year. For example, this past year we got new ceiling fans with remotes in all of the rooms to replace the other ones! Location is great, parking is available but (sometimes) on a wait-list which generally clears up as students graduate, more become available, and so on. Some of them are a bit tight but it is the city, and you do get covered, protected garage parking that's in the same building. I've never really had a concern for safety since the building is controlled access and there are individual lock/deadbolts on each apartment as well. There are cameras outside, in the alleyway leading to the garage, and in the hallways, so no need to be worried about crazy neighbors or anyone else (I've never had a problem with my neighbors, to be clear lol). I definitely recommend this place to live at! I also encourage people that if/when you do live here, and you need something, submit a request through their portal, they will want to help!!! Oh also I have literally never seen a bug in the building, we have pest control come by routinely to spray ALL of the apartments, but they always give advanced notice and all that. I think that's everything, definitely recommend this place it's quite a good location and spot to live :D

This apartment is great. It is a good size with an in unit washer & dryer. I feel safe living here. Management is on site to handle any issues and maintenance responds to requests in a timely matter. The apartment is quiet and close to VCU. The hallways and open areas are vacuumed and cleaned regularly.

This is a review for Phase One. I lived here for one year and the apartment itself was nice. Spacious rooms, natural night, laundry unit was appreciated, and the location was good. However, we did not appreciate how difficult it was to reach the management most of the times. When we did reach them, their texts were dry and often unhelpful. Phase One also did not have an elevator that was not posted on their listings and we did not find out until we moved in. Having to go all the way downstairs to let guests in was a hassle. For the price, I didn't think it was worth it.
